Golden Pacific Property Management 

Helping you find the right rental property is our primary goal.
Potential tenants should follow these basic procedures when looking for a home or condo to rent:

  • View the “Available Rentals” page on this site
  • Locate the property that you are interested in
  • View the property information and photo page
  • Click on the map to locate the property
  • Drive-by the property before making an appointment with us to see the inside
  • DO NOT disturb any occupants, all appointments to see rentals must be made through Golden Pacific Real Estate
  • Contact the Property Manager for the property you are interested in

Here is what you need to provide when applying for a rental property:

  • Click on “Apply Now” link located on the property you would like to apply for.
  • Complete application (unmarried tenants complete separate application)
  • Copy of Driver’s License or valid identification
  • One most recent (computer generated) paycheck stub for each tenant
  • Previous years W-2 for each tenant
  • For self-employed, prior year tax returns
  • Letter of explanation for any credit issues
  • $30 per occupant for the Application

Our screening process is usually completed within 48 hours. We will run credit on all occupants over the age of 18. We will not accept a credit report run by another company.

When approved:

  • Sign rental agreement with Property Manager
  • Be prepared to pay Security Deposit at the time of signing rental agreement
  • Security Deposit is generally equal to or greater than one month’s rent (depending on pets & credit)
  • First month’s rent is due prior to Tenant receiving possession of property
  • SECURITY DEPOSIT AND FIRST MONTHS RENT MUST BE PAID BY MONEY ORDER OR CASHIERS CHECK made payable to Golden Pacific Real Estate
  • Personal checks are accepted for all future monthly rent payments (see rental agreement for exceptions)
